“Street of Dreams ” Captures Environmental & Automation Reality

The Oaks of Calabasas has blazed a unique environmental history since Mr. Malone's adoption of the development in 1997, after the original developer went into bankruptcy. As reported in an extensive Los Angeles Times article of November 7, 2004, Mr. Malone's visionary approach resulted in the gain of an 8-mile stretch of trail in the Santa Monica Mountains, and an agreement to sell 50% of the land or 600 acres, to the Santa Monica Mountains Conservancy, financed by Mello Roos bonds.

From the community level where parks, open spaces and majestic Oak trees grace the land, the builder moved to promoting environmentally positive systems by showcasing energy conservation in the model homes and options available to the homeowners.

The builder's emphasis on energy management is in line with a study released this year by the American Institute of Architects (AIA) called "AIA Home Design Trends Survey." AIA found more than 40 percent of polled architects report increasing interest in energy management systems.

The models include automated energy management systems supporting the fulfillment of the California Title 24 energy conservation bill that went into effect October 1, 2005. An energy management system is a control system designed to regulate the energy consumption of a home by controlling the operation of energy consuming systems, such as the heating, ventilation and air conditioning (HVAC), lighting and water heating systems.

The energy program was designed and installed by New Millennium's residential technology firm, Home Tech Works. It is integrated with other entertainment and security systems in the home. It is made up of an overarching IP (Internet Protocol) home automation system from Motorola called Premise, and the smart security system of Home Automation Inc (HAI).
Subsystems in the home contributing to the management system include RadioRaTM lighting control from Lutron, and automated thermostat control tied into the smart security systems from HAI. The RadioRaTM system is designed for the residential market and uses communicating switches and dimmers to increase the ratio of light generated by a lamp to a decreased amount of electrical power consumed. It is a perfect answer for retrofit as well as new construction as it does not need special wiring.

Smart home systems in the models were chosen to reflect popular technology trends with consumers and to make them readily available during the options selection process.

In the digital media world, convergence of web-based content delivered to the family room television was highlighted in a recent Wall Street Journal January 2005 article, entitled "Coming to a TV screen near you: The Web." The piece presented emerging trends in the delivery of web-based content and one of the major problems in most people's homes as being the delivery of internet to the TV location.

In the Oaks' models the picture of web-based content delivery accessible throughout the home is a reality and can be readily mimicked by the Oaks' homeowners. The backbone of Web-based content delivery is the structured wire system. This communication system includes appropriate outlets located behind television locations. In addition to the high speed delivery of Internet; the system distributes high definition television feed and multiple line telephone capabilities.

Equipment supporting Internet and television integration in the models includes a Microsoft Media Player PC system housed in the family room media niche. This device is used to access Television and Internet programming and offers other media services such as cataloging of family photos and digital video recording. Home automation software and universal remotes make accessing each aspect of the system user-friendly.

The emphasis supporting digital entertainment options is well placed. According to Parks Associates' analyst, Kurt Scherf, "This year will be a watershed for delivering to consumers an array of new entertainment experiences. Thanks to broadband proliferation and growing cooperation between content producers and other members of the digital entertainment value chain, we'll see significant product and service announcements throughout 2006."

New Millennium's model homes for this development also showcase options popular with high end consumers including multi room audio distribution, smart security with advanced LCD keypad capabilities and web-based access programs, high definition television surrounded by surround sound technologies and closed circuit camera systems.

Each home built at the Oaks by New Millennium includes extensive wiring designed by Home Tech Works to support the technologies showcased in the model homes.
